Property Description
PLEASE NOTE* There is an extra cost to use the separate Studio for smaller groups of 3-6 guests, however the Studio is included in the booking price for big groups of 7-8 guests.
The main house is 3 bedrooms, 2 bathroom and sleeps 6 guests.
The separate studio is 1 bedroom (Queen bed) which can sleep 2 extra guests.
Total number of guests Ocean Beach House can accommodate is 8 guests (with use of the Studio)
Feel totally relaxed in one of many sitting areas, sipping on a glass of a local wine & enjoying the fresh ocean air while your kids & dog play in the fully fenced, secure garden.
Including the studio the property boasts a total of 4 bedrooms & 3 bathrooms giving big family groups plenty of space.
Relax with a book in the upstairs adults retreat area whilst the teenagers are doing their thing in the very large separate games room on the middle level.
The upstairs level is where you find the kitchen, lounge & dining areas. The lounge has a fireplace and Smart TV with Foxtel. The Master bedroom is also on this top level, it has its own ensuite & access to the top deck area. The large deck is a fantastic entertaining space for the whole family with a BBQ and big table/chairs.
The middle level with the large games room has a Smart TV, games, books & separate deck area. This level also has two bedrooms (one with 2 single beds, the other with a king bed), and a bathroom & separate toilet.
WiFi: We have the highest plan currently available, however there are limited downloads each month. Internet use is for limited browsing, emailing and messaging; not streaming. Foxtel is available.
Please note depending on your mobile service, mobile reception strength can be weather dependent in the Ocean Beach area. Telstra works best for regional areas.
All linen is provided (except beach towels).
No charge for infants under the age of 1.
THE SEPARATE STUDIO:
The separate Studio has an open plan bedroom, kitchenette & separate bathroom on the ground floor - great for those extra guests.
The Studio on the ground floor is an optional extra with 1 queen sized bed & will only be provided for groups of 7 or 8.
However the studio can be requested for smaller groups of 3-6 guests with an additional fee of $250 for the stay.
PLEASE NOTE: ADVERTISED PRICE IS FOR 2 GUESTS. Extra guests are $30 per person/per night.

PET POLICY:
There is a Pet Surcharge of $80 per stay.
No cats or puppies. 2 dogs maximum.
•Only fully house-trained dogs are allowed inside the property.
•Pets are to be of a quiet nature and it is the owner's responsibility to keep noise to a minimum at all times.
•Constant barking and/or howling is not acceptable.
•The Guest is responsible for any damage caused by pets whether inside or outside the property.
•Pets are not permitted onto beds or on the furniture at any time.
•Guests agree not to leave pets unsupervised inside the home at any time.
•Guests agree to bring their own pet bedding, food bowls etc.
•Guests must dispose of pet faeces in a clean and sanitary manner.
•Guests should ensure arrangements for pets at a property, including these terms, are suitable for their pet prior to booking.
•If extra cleaning is required or faeces left on lawn, this extra cleaning time will be deducted from the Security Bond
Property Information
Payment Policies
A partial payment in the amount of AU$500.00 is due upon booking. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. A separate refundable damage deposit is required in the amount of AU$350.00. The damage deposit is payable 30 days prior to arrival. It will be automatically refunded on 7 days after check-out, provided no charges apply.
If the cancellation occurs 30 days or more from the scheduled arrival date, a full refund of the amount will be paid.
If the cancellation occurs less than 30 days from the scheduled arrival date, the amount paid is non-refundable and will be forfeited unless the property can be relet for the entire period.
Comprehensive Travel insurance with a reputable insurance company to cater for any unforeseen circumstances beyond the Guest’s reasonable control for e.g. accident, ill health etc, is recommended by the Booking Agent. Guests will be responsible for full payment of rental costs whether Guests occupy the Property or not.

* FOR ACCURATE BOOKING PRICE: Please enter the correct amount of guests that will be staying. Infants under the age of one are free of charge.
* Please read amenities list prior to arrival, only a basic starter amount of goods are supplied.
* Strictly No Leavers / Schoolies Bookings. No parties or events.
* Making of outside fires is strictly prohibited due to fire safety regulations.
* BEFORE CHECKING OUT: Please follow the Check-out Check List instructions on the fridge to avoid paying extra cleaning fees.
* Rubbish & Recycling bins not placed on verge for collection days will incur a fee of $55
