Property Description
Feel totally relaxed in one of many sitting areas, sipping on a glass of your favourite drink, breathing in the fresh ocean air & listening to the birds chirping in the garden.
Boasting in total 4 bedrooms & 3 bathrooms this property is magical for all groups.
Relax with a wine or favourite coffee in the upstairs adults retreat area whilst the teenagers are doing their thing in the very large separate games room on the middle level.
The large deck is a fantastic BBQ entertaining space for the whole family.
The main bedroom on the top level has a walk-in robe, ensuite & access to deck. This top level is where you find the kitchen, lounge & dining areas. The lounge has a fireplace and Smart TV with Foxtel.
The middle level has two bedrooms (one with 2 single beds, the other with a queen bed), large games room with Smart TV, games & books. It also has a separate bathroom with bath & shower.
There is also a separate Studio with open plan bedroom, kitchenette & separate bathroom on the ground floor - great for those extra guests.
The Studio on the ground floor is an optional extra with 1 queen sized bed & will only be provided for groups of 7 or 8.
The studio can be requested for smaller groups with an additional fee of $250 for the stay.
In total: Accommodates up to 8 people in 4 bedrooms with 3 x Queen size beds, 2 x Single beds (including studio).
WiFi: We have the highest plan currently available, however there are limited downloads each month. Internet use is for limited browsing, emailing and messaging; not streaming. Foxtel is available.
Please note that dependant on your mobile service, mobile reception is limited in the Ocean Beach area.
All linen provided. No charge for infants, if using own linen. Infants are classified as children not crawling or walking.
Minimum stay is 3 nights standard periods and 5-7 nights in peak, school holiday periods.
PLEASE NOTE: ADVERTISED PRICE IS FOR 2 GUESTS. Extra guests are $30 per person/per night.

PET POLICY:
There is a Pet Surcharge of $80 per stay.
No cats or puppies. 2 dogs maximum.
•Only fully house-trained dogs are allowed inside the property.
•Pets are to be of a quiet nature and it is the owner's responsibility to keep noise to a minimum at all times.
•Constant barking and/or howling is not acceptable.
•The Guest is responsible for any damage caused by pets whether inside or outside the property.
•Pets are not permitted onto beds or on the furniture at any time.
•Guests agree not to leave pets unsupervised inside the home at any time.
•Guests agree to bring their own pet bedding, food bowls etc.
•Guests must dispose of pet faeces in a clean and sanitary manner.
•Guests should ensure arrangements for pets at a property, including these terms, are suitable for their pet prior to booking.
•If extra cleaning is required or faeces left on lawn, this extra cleaning time will be deducted from the Security Bond.
Property Information
Payment Policies
A partial payment in the amount of AU$500.00 is due upon booking. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. A separate refundable damage deposit is required in the amount of AU$350.00. The damage deposit is payable 30 days prior to arrival. It will be automatically refunded on 7 days after check-out, provided no charges apply.
If the cancellation occurs 30 days or more from the scheduled arrival date, a full refund of the amount will be paid.
If the cancellation occurs less than 30 days from the scheduled arrival date, the amount paid is non-refundable and will be forfeited unless the property can be relet for the entire period.
Comprehensive Travel insurance with a reputable insurance company to cater for any unforeseen circumstances beyond the Guest’s reasonable control for e.g. accident, ill health etc, is recommended by the Booking Agent. Guests will be responsible for full payment of rental costs whether Guests occupy the Property or not.

* FOR ACCURATE BOOKING PRICE: Please enter the correct amount of guests that will be staying. Infants under the age of one are free of charge.
* Please read amenities list prior to arrival, only a basic starter amount of goods are supplied.
* Strictly No Leavers / Schoolies Bookings. No parties or events.
* Making of outside fires is strictly prohibited due to fire safety regulations.
* BEFORE CHECKING OUT: Please follow the Check-out Check List instructions on the fridge to avoid paying extra cleaning fees.
* Rubbish & Recycling bins not placed on verge for collection days will incur a fee of $55
