Property Description
An open-planned living area with two wings on opposite sides of the house consisting of an adults bedroom & children's room in each wing, ideal for 2 families or larger/extended family.
A spacious family/entertainment area with a large Smart TV & wood fire.
Enjoy the Spa bath in the ensuite bathroom, Aircon in the main living area with Wifi and a selection of games provided.
Accommodates up to 8 people with 4 bedrooms and 2 bathrooms.
PLEASE NOTE:
* 2 x Single beds are children's size beds not suitable for adults. Bunk bed and can accommodate kids, teenagers & medium sized adults.
ADVERTISED PRICE IS FOR 2-4 GUESTS. Extra guests are $40 per person/per night.
* Denmark River is accessible from back yard, young children need to be supervised.
* Linen & bath towels are supplied - not beach towels
Minimum stay is 3 nights standard periods and 5-7 nights in peak, school holiday periods.
* Strictly no pets allowed.
* Strictly no Leavers/Schoolies bookings.
* Making of outside fires is strictly prohibited due to fire safety regulations.
Property Information
Payment Policies
A partial payment in the amount of AU$500.00 is due upon booking. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. A separate refundable damage deposit is required in the amount of AU$350.00. The damage deposit is payable 30 days prior to arrival. It will be automatically refunded on 7 days after check-out, provided no charges apply.
If the cancellation occurs 30 days or more from the scheduled arrival date, a full refund of the amount will be paid.
If the cancellation occurs less than 30 days from the scheduled arrival date, the amount paid is non-refundable and will be forfeited unless the property can be relet for the entire period.
Comprehensive Travel insurance with a reputable insurance company to cater for any unforeseen circumstances beyond the Guest’s reasonable control for e.g. accident, ill health etc, is recommended by the Booking Agent. Guests will be responsible for full payment of rental costs whether Guests occupy the Property or not.

* FOR ACCURATE BOOKING PRICE: Please enter the correct amount of guests that will be staying. Infants under the age of one are free of charge.
* Please read amenities list prior to arrival, only a basic starter amount of goods are supplied.
* Strictly No Leavers / Schoolies Bookings. No parties or events.
* Making of outside fires is strictly prohibited due to fire safety regulations.
* BEFORE CHECKING OUT: Please follow the Check-out Check List instructions on the fridge to avoid paying extra cleaning fees.
* Rubbish & Recycling bins not placed on verge for collection days will incur a fee of $55
