Property Description
Sitting on a large residential property proudly overlooking immaculately presented gardens and pathways, Joy Cottage is only a short stroll to the centre of town and all that Denmark has to offer. The renovation, done with obvious love & respect for the original features blended with modern styling, has resulted in charming and ambient results, which is a pleasure to all senses.
One of the loveliest aspects is from the front veranda as you watch the world go by below. The original Jarrah floors have been lovingly stripped and oiled and are remarkable in their feel and hue, while the entire home is fresh and inviting, combining many of the original elements with crisp lines and airy, fresh colour pallets.
Combined with an updated kitchen and a bathroom with heated floors, our cottage presents the best of both worlds. The surrounding land has expansive green lawns and an incredible diversity of original plantings that have continued, over the years, to flourish, celebrating each season with an ongoing burst of colour and a relaxing and peaceful outlook from both inside and outside the home.
Just a few minutes walk from the Denmark River and the centre of town, yet nestled amongst the tall Karri trees, this cottage is set apart from the rest, providing such easy access to enjoy all that the town has to offer —including great cafes, wine bars and a shopping experience at the various quaint and unique boutique stores without the need to drive.
Meander over the bridge, check out the Bowling Club and stroll through the park or walk (in the other direction) to play a game of golf or enjoy a meal at the country club — many of the elements that make Denmark so charming!
We are very excited to be able to offer and share this beautiful, joyous home with others when they come to visit the area.
This is strictly an Adults Only retreat, 2 guests maximum.
No pets or smoking.

Minimum stay is 3 nights standard periods and 5-7 nights in peak, school holiday periods.
BOOKING RESTRICTIONS:
To give our hard-working cleaners time off with their own families we have the following conditions:
EASTER:
Check-in Thursday immediately prior to Good Friday (or before) through to Easter Monday (or later).
CHRISTMAS:
Check-in 22nd December (or before) through to 27th December (or later)
Property Information
Payment Policies
A partial payment in the amount of AU$500.00 is due upon booking. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. A separate refundable damage deposit is required in the amount of AU$350.00. The damage deposit is payable 30 days prior to arrival. It will be automatically refunded on 7 days after check-out, provided no charges apply.
If the cancellation occurs 30 days or more from the scheduled arrival date, a full refund of the amount will be paid.
If the cancellation occurs less than 30 days from the scheduled arrival date, the amount paid is non-refundable and will be forfeited unless the property can be relet for the entire period.
Comprehensive Travel insurance with a reputable insurance company to cater for any unforeseen circumstances beyond the Guest’s reasonable control for e.g. accident, ill health etc, is recommended by the Booking Agent. Guests will be responsible for full payment of rental costs whether Guests occupy the Property or not.

* FOR ACCURATE BOOKING PRICE: Please enter the correct amount of guests that will be staying.
* Adults only retreat. No pets or smoking allowed.
* Please read amenities list prior to arrival, only a basic starter amount of goods are supplied.
* Making of outside fires is strictly prohibited due to fire safety regulations.
* BEFORE CHECKING OUT: Please follow the Check-out Check List instructions on the fridge to avoid paying extra cleaning fees.
* Rubbish & Recycling bins not placed on verge for collection days will incur a fee of $55
