Unlike any other, House on the Lake is a beautiful architecturally designed split level home sitting on a huge fresh water lake, surrounded by a spectacular garden setting.

THE MAIN HOUSE:
The main house has 3 spacious bedrooms and two bathrooms all on the top level. All bedrooms have stunning garden views, with the master king bedroom spoilt with its own ensuite & separate bath overlooking the garden & private deck.
The main house has a maximum capacity of 6 people. An additional 4 people can stay in the two bedroom Guest House (see below).
The living area, with its sunken lounge room has the ambience of a retreat with soaring, double height cathedral ceilings with floor to ceiling windows overlooking the beautiful lake. The slow combustion fire provides a cosy setting for those cooler nights with your favourite glass of local red. Reverse cycle air-conditioning also adds to your comfort.
Preparing sumptuous meals in the kitchen or on the BBQ with stunning views and sitting right on the water on the huge deck will further enhance your enjoyment of this unique space. At 4pm be ready for a spectacular show when the lake fountain automatically appears.
The loft area which can be used as an adults retreat or office space is well lit with a skylight & has stunning views from the gable window. WiFi is provided.

GUEST HOUSE:
4 people can be housed in the Guest House
A lovely 2 storey retreat that is separate from the main house, however accessible via a covered walkway, this lovely 2 bedroom apartment can be used as an extension for your family's holiday.
The Guest House is fully self contained with its own downstairs bathroom & the kitchenette is supplied with everything you need for a comfortable stay including a fridge/freezer, coffee machine, convection microwave, double portable hot plate, blender and electric frypan.
The covered patio area has BBQ and outdoor table setting so you can relax watching the local kangaroos having their evening meal on the lawn. A washer/dryer is also a welcome addition for guests.
* Very high & narrow internal staircase is not suitable for the elderly or people with mobility issues.
* The bedroom upstairs is an open loft style room with no door. The other bedroom is downstairs with a door. The bathroom/toilet is downstairs.
PLEASE NOTE:
ADVERTISED PRICE FOR MAIN HOUSE & GUEST HOUSE IS FOR 4 GUESTS. Extra guests are $30 per person/per night.
* All linen is included except for beach towels.
* Due to water safety risks, children under 12 years old are not permitted.
* No fishing or swimming allowed in lake.
* Strictly no Leavers / Schoolies Bookings.
* No parties or events.
* Strictly no pets
* Making of outside fires is strictly prohibited due to fire safety regulations.
* The Main House and Guest House are not suitable for people with mobility issues. The main house is split level with many internal stairs and the Guest House has one bedroom upstairs, please consider this carefully when booking for guests with mobility issues.
Minimum stay is 3 nights standard periods and 5-7 nights in peak, school holiday periods.
Property Information
Payment Policies
A partial payment in the amount of AU$500.00 is due upon booking. Remaining payment is due no later than 30 days prior to arrival. If the booking is made after [or within 7 days of when] the second payment would be due, then this payment will be combined and due together with the first payment. A separate refundable damage deposit is required in the amount of AU$500.00. The damage deposit is payable 30 days prior to arrival. It will be automatically refunded on 7 days after check-out, provided no charges apply.
If the cancellation occurs 30 days or more from the scheduled arrival date, a full refund of the amount will be paid.
If the cancellation occurs less than 30 days from the scheduled arrival date, the amount paid is non-refundable and will be forfeited unless the property can be relet for the entire period.
Comprehensive Travel insurance with a reputable insurance company to cater for any unforeseen circumstances beyond the Guest’s reasonable control for e.g. accident, ill health etc, is recommended by the Booking Agent. Guests will be responsible for full payment of rental costs whether Guests occupy the Property or not.

* BEFORE CHECKING OUT: Please follow the Check-out Check List instructions on the fridge to avoid paying extra cleaning fees.
* Rubbish & Recycling bins not placed on verge for collection days will incur a fee of $55
